Probate Valuations - House contents and chattels valuations
We provide clear and accurate written house contents valuations in accordance with HM Revenue and Customs guidelines.
Budget probate valuation service
Many estates in London and the South East now fall over the inheritance tax threshold due to the property value alone, even if the rest of the estate has a relatively modest value. In these cases it makes sense to use our budget probate valuation service. These valuations start from as little as £200 + VAT. Included in this service is an on site appraisal of the contents and chattels by one of our experienced general valuers, up to two hours of desk research and the provision of a written valuation – the document required for inheritance tax purposes.
Traditional probate valuation service
In cases where it is thought that there is a significant value in the contents and chattels, we recommend our traditional probate valuation service. A RICS valuer will visit the property and carry out a detailed survey of the contents and chattels. This service is charged at £ 130 + VAT per hour spent at the property. In some cases there may be a need for a substantial amount of research to be done in the preparation of the written valuation. In such cases an additional fixed fee will be arranged for the provision of the written valuation and report. This typically ranges from £ 100 to £ 300 depending on the amount of research involved. You will be made aware of the need to charge any additional fees in advance.

We also offer a full house clearance and property clearing service if needed. If the property is being sold, leaving it in a clean and well-presented state can greatly reduce the time it is on the market and ultimately help achieve a better price.
